Precise ROW Drawings for Californian Firm’s Land Development Project

The Client - A California-Based Engineering Firm

Our client is an experienced service provider based in California, focused specifically on OSP design, engineering, and local and state permits. Due to their geographic location, they have a unique understanding of California’s most populous regions, from the San Francisco Bay Area and the Greater Los Angeles Metropolitan Area, to the San Diego County. The firm focuses on roadways and highways and provides comprehensive project management for the commercial, residential, and utility sectors. To date, the firm has worked on projects involving complex construction, which range from small-scale projects to large-scale projects that cost upwards of $25 million.

Furthermore, they work on: a wide variety of fiber to the premise (FTTP) design/build projects; right-of-way and private development projects that cost above $50 million; assistance with completing over $100 million of entitled and permitted projects; and obtaining well over 800 approvals, alongside encroachment and building permits.

Requirements for the Right of Way (ROW) Design Project

The client requested IndiaCADworks (ICW) for designing a ROW drawing. We were provided with a sketch of land, along with the proposed area of the road to be delineated. Once a survey of the land was conducted by the client, they shared all the relevant topographical information with us, which included the gradient, contours, camber information, and elevation. All the necessary information was provided in AutoCAD 2D and 3D files.

Challenges Before ICW’s Engineering Team

The three main challenges faced by the team included deadlines, local laws, and geographical factors. As the deadlines on these projects were stringent, four team members were assigned in order to cope with the task. As laws differ depending on the State, the client was requested to provide the firm with the specific laws of the region. Finally, as local geography was instrumental to the successful completion of the project, it was important that this was understood.

The Process Followed for ROW Civil Engineering Drawings

Over the 2-week period, it took us to complete this task, and we implemented the following process to tackle the challenges that arose:

  1. Survey information was taken to determine the basic road structure, about the laws and regulations of that particular state.
  2. Once the design was complete, the team proceeded with the ROW drawings, first in AutoCAD 2D, and then in AutoCAD Civil 3D, depending on the following factors:
    • The area in question
    • The type of vehicular movement that would occur
    • The average speed of the vehicles passing through that area
    • The feasibility of the traffic movement from day today
  3. Once steps 1 and 2 were completed, revisions were made to the designs.
  4. The designs were sent to the client, who then submitted them to the local council for approval and implementation.
